Get Pre-Approved for a Mortgage
Follow these easy steps to get pre-approved for a mortgage in St. Louis, or anywhere in Missouri, within 24-48 hours. There is no cost to get pre-approved and we don’t charge any broker fees on any of our mortgages. Please note: we are only licensed in Missouri and our minimum loan amount is $100,000. At this time, we do not provide mortgage financing for investment properties and for commercial properties. Only for owner-occupied 1-4 unit homes.

Please email us the following documents to validate your loan application. Alternatively, we would be happy to create a secure online folder for you to upload everything; just send a request to your assigned loan officer or by emailing us at info@carlsonstl.com and referencing the name on the loan application. Income:
- Most recent 2-3 consecutive paychecks covering at least 30 days of earnings
- All W2 and/or 1099 forms for the last two years
Assets:
- Two most recent bank statements (all pages, even if one is blank) for all checking/savings/retirement accounts that you listed on your loan application. If you are receiving a gift – please read our mortgage gift guidelines and start gathering the documentation. We do accept gifts for up to 100% of your down payment and closing costs.
What’s next?
Your loan officer will analyze the information provided and will work on your pre-approval within 24-48 hours. A pre-approval letter will state the maximum home price for which you are able to qualify. You will be able to shop for a home of up to (and including) your maximum pre-approved amount. You will also receive an email with monthly payments based on current interest rates for loan programs that you are interested in.
Don’t have a realtor representing you?
We highly suggest using a real estate agent to represent you as a buyer. It’s a free service! A realtor will know what questions to ask and will negotiate the best price on your behalf. They will also do a detailed market analysis to make sure that you are getting a fair price on your purchase. We work with numerous qualified realtors and would be happy to refer you to a few agents, specializing in your area(s) of choice.
