This is the only item that we’ll need:

• A standard three-page Loan Estimate from your other mortgage company, dated on the same day as your rate inquiry with us and reflecting that day’s pricing. It has to be a standard locked Loan Estimate and cannot be an unofficial verbal quote, email quote or a worksheet. Please note that, legally, your loan officer has to issue an official Loan Estimate within 3 days of your loan application.
• As long as it is received during business hours, we will have a reply with our offer within 30-90 minutes. 99% of the time we will be able to match or beat the interest rate and usually save you over a thousand dollars in bank/lender fees. On average, we’ve saved our clients $1250 in lender/broker fees compared to most local banks and brokers. We are confident that you’ll find good use for the extra $1250 after moving into your new home!

Terms: The offer is only applicable for 10-year through 30-year fixed (non-ARM) conventional, FHA and VA mortgages on single-family home (house) purchases in the state of Missouri, for loan amounts between $150,000 and $766,500. The home has to be fully-constructed, with a set closing date, and your closing has to take place within 60 days from the time of contract acceptance. In order for you to receive the gift card, we have to be given a chance to beat your lender’s lowest offer. Beating the offer constitutes either beating the interest rate and offering you lower fees, or matching the interest rate while offering you lower fees. The gift card will be provided after we are furnished with the final signed Closing Disclosure confirming the terms that we were not able to beat.
