Selling your existing home?

 

If you are selling your current home, please retain the following documents as they become available and provide them to your loan officer. This will make obtaining a mortgage for the purchase of your new home a lot smoother.

Once you have a buyer and an accepted sales contract:

  • Please provide us with a copy of your sales contract, signed by all parties
  • We also need an estimated Closing Disclosure form prepared by your closing agent, showing what the payoff(s) of your existing mortgage(s) will be and how much money you will receive at closing or will have to bring

Once you close on the sale of your existing home:

  • Please provide us with a copy of the final Closing Disclosure document, signed and dated by all parties.
  • We also need copies of your payoff statements for any mortgages that were paid off at closing.
  • We need a copy of the check for any money received at closing or a copy of the check that you brought to closing if you owed any money.
  • Important: please deposit any money received at closing (if applicable) into a checking/savings account that you listed on your loan application and for which you provided statements to your loan officer. Try to ensure that the bank where the funds are deposited has a local branch, located near you, where you could get a cashier’s check on the day or your purchase mortgage closing. Alternatively, if they don’t have a local branch, please ensure that you are able to initiate a wire from the account, either online or by calling them on the phone.
